Exterior Waterproofing Work

The client contacted The City Wide Group regarding water infiltration concerns affecting the basement area of the property. A site assessment was completed, and exterior waterproofing was recommended as the most effective solution. The project covered approximately 56 linear feet (LF) of foundation wall. Work was completed following standard basement waterproofing procedures, with adjustments made as required based on site conditions. Additionally, a small chimney repair was identified and addressed during the project.
Challenges
- Evidence of water penetration along the foundation wall.
- Site required full exposure of the foundation to assess waterproofing needs.
- Minor deterioration and open voids noted in the chimney requiring repair.
Solution and Implementation Process
Site Preparation
- Work area was clearly marked and secured to maintain safe working conditions.
- All necessary utility locates were confirmed prior to excavation.
Excavation
- Excavated soil down to the footing level, exposing approximately 56 LF of the foundation wall.
- Excavation depth averaged 6 feet, providing full access to the foundation and drainage components.
Foundation Preparation
- The exposed foundation walls were cleaned, brushed, and cleared of loose material, debris, and deteriorated concrete.
- Parging repairs were completed where required to ensure a uniform surface suitable for waterproofing application.
Waterproofing System Installation
- Applied BlueSkin WP200 rubberized membrane to the foundation wall to create a continuous waterproof barrier.
- Installed Delta MS drainage board over the membrane to protect the waterproofing system and enhance water management.
Drainage System Installation
- Removed any existing drainage components as needed and installed new 4” perforated weeping tile wrapped in filter fabric to reduce clogging.
- Added clean ¾” gravel surrounding the weeping tile to ensure proper water flow and drainage efficiency.
Backfilling and Restoration
- Backfilled the trench in compacted layers using native soil to minimize future settlement.
- Site was cleaned thoroughly, and all excess soil and materials were removed from the property.
Additional Work: Chimney Repair
- Inspected the chimney and identified small gaps and deteriorated mortar joints.
- All visible voids were filled using hydraulic cement, restoring stability and preventing water penetration.
Conclusion
Exterior waterproofing was successfully completed at 108 Braeside Cres, Toronto, covering 56 LF of foundation wall. The installation of the BlueSkin WP200 membrane, Delta MS drainage board, and new weeping tile system provides long-term protection against water intrusion and foundation damage. The additional chimney repair using hydraulic cement addressed minor deterioration and further supported the overall integrity of the home’s exterior.
